You patch one spot and another shows up. Recurring leaks usually mean the underlayment, not just the surface, has failed.

The classic South Florida look in concrete or clay. Handles sun and heat beautifully and commonly lasts 40–50 years. The underlayment beneath does the real waterproofing — so the install is everything.
Standing-seam metal sheds water and wind like nothing else and lasts the longest of the three. Reflective, low-maintenance, and a strong fit for coastal and high-wind homes.
Architectural asphalt is the most affordable new roof and installs fastest. Today’s shingles carry high wind ratings when they’re nailed and detailed to the manufacturer’s spec.
