Skylights

A skylight is only as good as its flashing

Natural light can transform a dark kitchen, hallway, or bathroom. But a skylight is also a hole in your roof, and in South Florida rain and wind, the way it’s flashed and sealed matters more than the skylight itself.

Most leaking skylights aren’t defective — they were installed without proper flashing for the roof type, or their seals have simply aged out. We install and replace skylights the way a roofer should: integrated into the underlayment, flashed for your tile, shingle, metal, or flat roof, and sealed to stay watertight.

In Florida, skylights are building products that need to be approved for use here, and in Broward County, which sits in the state’s High-Velocity Hurricane Zone, the requirements are stricter still. We install units that meet the requirements for your location and pull permits where they’re required.

Why do skylights leak?

Usually because of flashing — either it wasn’t installed correctly for the roof type, or seals and flashing have aged out. Cracked domes and failed frames are less common causes.

Can you fix a leaking skylight without replacing it?

Often, yes. If the unit itself is in good shape, re-flashing and resealing can stop the leak. If the dome is cracked, cloudy, or the unit is old, replacement is usually the better long-term fix.

Do skylights work in hurricane country?

Yes, when you use units approved for Florida and install them correctly. Requirements are stricter in Broward County, which is in the High-Velocity Hurricane Zone. We install units that meet the requirements for your location.

What is a tubular skylight?

A tubular skylight uses a small dome on the roof and a reflective tube to bring daylight into a room. It’s a good option for hallways, bathrooms, and closets where a full skylight doesn’t fit.

Should I replace my skylight when I replace my roof?

It’s the best time. With the roof open, a new skylight can be flashed in properly, and an old one won’t become the weak point on your new roof.

Can you remove a skylight I don’t want anymore?

Yes. We can remove the skylight, frame and deck the opening, roof over it to match, and patch the ceiling inside.

Will a skylight make my house hotter?

Modern skylights with the right glazing let in light while limiting heat gain. Placement matters too, and we’ll help you choose the right unit and location.
